Selling Your Home With

Coldwell Banker Green – Mills & Associates

Over the years, we developed a unique process for home selling. Every seller and every home is unique, but these steps keep everything predictable and easy-to-understand for our clients. Plus, they just work! When you choose to list your property with the CBGMA team, you’ll be able to rest easy knowing our reliable and time-tested process will bring in the highest price for your home, within the shortest time-frame possible. Coldwell Banker Green – Mills & Associates (CBGMA) listings consistently sell more quickly and on-par with list prices than the Bastrop County average. CBGMA Realtors have many homes in our “sold” portfolio. We’ve done it because we know what works, what doesn’t, and how to manage the entire process, from home preparation to pricing to showings to closing. We’ve done it before, and we can sell your home too! We can also sell your farm and ranch land or lot also!

Step 1: Pricing Your Property

You’ll often hear folks say, “First things first.” Well, in home selling, getting your Bastrop home’s price exactly on target is the surefire most important step to a successful close. Every aspect of your home will leave an impression on interested buyers, and when they’re thinking, “Wow, this place is well priced,” you’ve got them on track to look for all the other things that are ‘right’ with your house. The confidence and trust of the buyer makes the difference right from the get go, and it starts with price.

If you’ve ever been through a prolonged home sale, you already know what the delay factor was: price started too high, then had to be brought down bit by bit over time, and most of the interested buyers had already seen the home at the high price, lost momentum / interest and moved on. Once-interested buyers ask themselves, “If they can’t price the place reasonably, what else is going to be a headache during our negotiations?”

The CBGMA team is seasoned and experienced in the local Bastrop County market. Yes, we use the best market analysis tools out there, but they’re not worth much if you don’t have deep local knowledge and an ear to the ground. We’re aware of the most important price factors, and what will bring motivated buyers to the table. Ample market awareness, plus great tools When we talk price, you’re not going to be hearing anything sugar-coated. We value our client relationships, their time and resources, and ours far too much to be a bunch of yes-people. And if you’ve been around long enough, you know that’s exactly who you need on your side in a real estate transaction. When a home is well-priced for the market, that’s when multiple offers can start coming in, and that’s when the closing price is the highest for your home.

When you’re preparing for a home sale, begin by using our What’s My Home Worth tool to start to get a feel for similar properties in the area. Our Bastrop Market Statistics page will show you what the market looked like yesterday and how that’s changed today. Once you’re ready, get in touch with one of our licensed Realtors and we’ll make the info meaningful for you. A clear roadmap to that “SOLD” sign in the front yard is much closer than you think!

Step 2: Preparing the Home

Just like with pricing, that first impression buyers have of your home can’t be changed once it’s made. When interested people walk through the house and tour the property, we want each room, each thing they notice, each step to increase their sense of the quality of the place, the value of the home, of its charm, its comfort, of that feeling that it could be the lovely next “home” for their family. When these parts of home-sale prep are done well, with anticipatory thoughtfulness for the buyers and what they will see as important, your home will stand out from the crowd of listings. Your home goes from being a commodity looking for buyers, to being a prize that buyers are now ready to up their bids for.

There are always two personalities present during a showing. There’s the “quality” side and the “quantity/numbers” side. Dave Ramsey calls them ‘the Nerd and the Free Spirit,’ and they often come in the form of the wife and husband, with their contrasting (sometimes conflicting!) priorities. Your CBGMA Realtors cover the bases on both sides of the ‘what’s important?’ equation:

  1. Staging, beautification, sprucing up the ‘feel’ of the home and property. We work with our sellers to get all the ‘experience’ parts of a walk-through at their very best. The “Free Spirit” can drop right into that warm heart/feelings affection for your home, and begin envisioning a life there.
  2. Repairs, cost calculations, aging appliances, insulation…etc.! CBGMA gives our sellers the real evaluation of what upkeep and ‘additional cost’ items need to be priority, and we connect our partner-clients with reliable, worth-their-salt contractors. We get those ‘under the hood’ parts of your home done right, from the very beginning. The full picture of what’s going on with your home goes from cringe-worthy to “That’s manageable,” and the numbers/details member of the buyer team—think “Nerd”—can focus on what’s “right” and relax into crunching the numbers on all the changes they want to make once they’ve moved in.

Step 3: The Right Marketing to the Perfect Buyers

If you’ve interacted with enough Realtors, then you know that some, while great people, seem to rely on ‘hope’ to get your property in front of interested buyers. The Realtors at Coldwell Banker Green – Mills & Associates are great people—‘people people’—but we also know and do proactive, smart marketing and advertising. Decades in the Bastrop County community—including activity in its civic and commercial organizations—bless our Realtor team with unparalleled connections and contacts throughout Bastrop, and beyond. When you know the right people, it makes all the difference. Aside from our community engagement, we’re right at home in the digital world, too. As Central Texas continues to boom, bloom, and grow, transplants from all over the country are on the lookout for their serene Texas paradise. With little to no local contacts, these buyers turn to the internet to learn more about their options. Our marketing team conducts detailed analysis on your home and puts together a highly specific profile of your most-likely buyers. The CBGMA office combines our deep local connections with paid and organic search, social media outreach, print, email, and even direct mail. Through tasteful, non-hyped-up ad placements, we get your listing in front of just the right people, regardless of where they’re looking for their next “home sweet home.”

Step 4: Negotiate the Sale

Have you ever heard of a “deal that went wrong”? We all have. There’s always a ‘dance’ involved in keeping both parties invested in moving forward and feeling like they’re being honored. Negotiation is a skill, and when it’s the largest asset you’ve got, having a seasoned mediator who knows when to give a little, and when not to budge, can be the difference between great terms with few repairs, and disappointing terms and a lot less from the sale than was hoped for. Our CBGMA real estate professionals have a history of win-win accomplishments behind them. We achieve agreements on terms and get the funds into escrow without allowing for any strong-arming on either side, and keep cool heads when the unexpected arrives at the door. You will have an advocate who stands in strength on your behalf, and anticipates and pre-empts obstacles on the buyer’s side.

Step 5: A Great Closing

Until the buyer’s last contractual step is taken, our CBGMA specialists keep sellers in the loop on the status of all buyers, comparable properties entering or exiting the market, and marketing, advertising, and open-house wins, losses, and pivots. We keep our sellers minds at ease with clear, steady communications as each milestone in the contractual timeline is fulfilled by the buyers. Our work with client-partners is never really done, but until that last step when title is signed over, the deal is still open, and every step of our home-selling system is in full gear.
